Parking Lot Striping
PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC provides a fresh and new appearance for your parking lot or other surface areas that improves curb appeal and reduces liability issues. Your parking lot is one of the first things customers notice when visiting your facility. The sharp contrast of a newly striped lot is attractive to your visitors and is a good indication that the property owner has a pride of ownership. In a sense, it’s the “face of your business” that customers see first. It’s a lot more pleasant for everyone when your customer has not had to fight traffic, small hard-to-park-in parking stalls, and narrow parking areas before they even enter your business.
PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, provides full-service parking lot striping, marking, signage, ADA compliance, wheel stops, and stenciling services. We specialize in re-striping as well as new layouts.
A well-marked parking lot helps direct customers and vendors safely around the parking area. Crosswalks, stop bars, loading-zone markings and properly marked pickup areas for customers and vendors help inform pedestrians where they should walk, when to give right-of-way to traffic, and what areas to avoid. All of this shows the efforts made for a customer-friendly and comfortable experience your customers will appreciate.
To improve the flow of traffic on a parking lot, PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, can either re-stripe or lay out new markings to meet the needs of your desired traffic patterns.
Constant changes with A.D.A parking codes create difficulty for property managers and property owners to know which requirements are needed to bring their disabled parking lot striping and accessibility to current compliance. PARKING LOT STRIPING CODES
Many times our customers call us looking for information about parking lot striping codes for their city or county. Although PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, has a vast knowledge about parking lot striping codes, it would be nearly impossible to keep track of all of the municipalities, codes, and their constant changes.
Below we have compiled a list of web pages for El Paso County and the City of Colorado Springs. These requirements are constantly changing for both entities.
We update our list once a year for accuracy and make every effort to locate the closest or exact information on subjects including the ADA (Americans with Disabilities Act), and County and City requirements.
If you have a question that is not able to be answered here, please call us and we will do our best to get you the information you are looking for.

PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, will power wash all areas to be striped as a preparation step. The power washing fee for striping if less than HALF of what a lot power washing alone would be. This is because we prefer to prepare the painting area ourselves so that we know it is done at an optimum level to allow for long-lasting striping results. Ill-prepared surfaces or surfaces not prepared for paint at all will result in chipping and poor line demarcation every time. This is done for cleaning existing dirty concrete, opening up concrete for paint or a sealer or removing adhesives, etc.
Prior to the application of traffic paint, PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, cleans away all dust and debris to ensure proper bonding of the traffic paint. When new layouts are necessary, pavement markings are accurately measured and marked. On re-striping of existing lines, existing stripes are located and marked.
Pavement markings are placed using air-spray equipment or a gravity striping machine which ensure uniform line width, clean edges, and proper paint coverage rates. PINNACLE POWER LOT STRIPING has all the necessary equipment needed for the application of the different types of traffic paint.
Materials used exceed federal specification TT-P-85E or TT-P-1952B
TYPE OF PAINT USED
The paints we use to assure long-lasting, great-looking results:
Alkyd Solvent-Based - (Red, Black, Yellow, White and Blue): Although Alkyd solvent-based traffic paint may be durable, bleeding often occurs when applied over freshly seal-coated areas. Freshly seal-coated areas are recommended to cure overnight before application of traffic paint.
Chlorinated Rubberized Solvent-Based - (Red, White and Yellow): Chlorinated rubberized solvent-based traffic paint is recommended for new asphalt or seal-coated asphalt that has cured over 60 days. Although this product is perhaps the most durable paint, bleeding has occurred when place over freshly seal-coated areas.
Latex-Based - (Red, Black, Yellow, White and Blue): Latex-based traffic paint is not as durable as solvent-based traffic paint but may be applied to freshly seal-coated areas without a bleed occurring.
PARKING LOT STENCILS AVAILABLE
PINNACLE POWER LOT STRIPING, a division of Pinnacle Power Washing, LLC, uses specified parking lot stencils on all projects so the result doesn’t produce “ghosting.” Ghosting happens when a non-experience and/or incompetent striping contractor uses two or three different stencils which then causes a shadowing effect. By using professional and specific stencils, property managers and facility directors can be certain their parking lots will have great-looking results in being uniform, looking professional, and proving to be long-lasting.
Also to keep from seeing results of “ghosting,” we recommend blacking out old parking lot stencils before repainting or sealing a parking lot. This will allow a job to achieve a more aesthetic appearance over a longer period of time. Also try to use the same stencil that’s are already in use on your parking lot. A professional company should have access to similar stencils regardless if they are metric or standard.
